Indigo Ridge Holdings — curated places, extraordinary returns

Ready to hand off your short-term rental?

No listing. No showings. No guests wondering what's happening. We're operators, not agents — and we structure the sale around what you actually need.

What we do

We buy the ones that need something.

Indigo Ridge Holdings buys and operates short-term rentals and small boutique hospitality properties. We look for the ones that need something — tired furnishings, soft reviews, a calendar that never filled the way it should have.

That's not a problem to us. That's the reason we're interested.

Our partners have owned and operated real estate since 2009 — 28 properties across 10 states, over $24 million — and Indigo Ridge is where the short-term rental and hospitality side lives. We manage what we buy.

Why owners sell to us

Instead of listing it.

The sale gets built around you

Most sellers only ever get offered one shape of deal: a check, minus commission, all in one tax year. We can pay you over time instead, at a rate we agree, so the money keeps working. Or you keep a slice and stay in for the upside without doing any of the work.

Your guests never know

No sign in the yard, no showings between stays, no staging. Your calendar keeps running right up to closing.

We buy it as a working business

The furniture, the bookings already on the books, the reviews, the cleaner who knows the place. You're not emptying it out first.

It doesn't need to be perfect

Deferred maintenance, dated finishes, a rough year — bring it. We've priced worse.

We buy them the way they actually are.

How it usually goes

Three steps, and the first one is ten minutes.

1

You tell us about it

Address, roughly what it earns, and what's making you think about selling.

2

We look at the real numbers

Your booking history and your actual expenses — not a guess off a listing site. We'll tell you plainly what it's worth to us, and if it isn't a fit we'll say so.

3

We close in 30 to 45 days

Because the terms are agreed directly between us, there's no bank underwriting in the background deciding whether your sale survives.

In plain English

“Paid over time” — what that actually means.

Instead of handing you the whole price at closing, we agree a down payment and then pay you the rest in monthly instalments, with interest, over a set number of years. You're the one holding the note.

Sellers choose it because the monthly income keeps coming, the interest is real money on top of the price, and spreading the proceeds across years can be treated very differently at tax time than taking it all at once.

If you'd rather keep a piece of the property instead, that works too: you stay in for a share of what it earns from here, and we do the running of it.

Talk to your own CPA about the tax part. It depends entirely on your situation and we're not going to pretend otherwise. And if none of this appeals and you just want a straightforward sale — tell us. We'll be honest about whether we're the right buyer.

Thinking about selling?

Tell us where it is and we'll take a look.

If it's not for us, we'll say so quickly and you've lost nothing.

Or come stay

Want to stay at one of our places?

We're putting together a direct booking site, so you can book with us rather than through a platform — and we can look after you properly while you're there. It's on its way.

We met because one of us sold the other an RV park.

Jen was the agent. Jami was the buyer. We clicked immediately, and it became clear fairly quickly that what the two of us could do together was bigger than what either of us was doing alone. Indigo Ridge is what came of that.

Who you'd be dealing with

Two people. No middle layer.

Professional property manager

I came out of construction, which means I look at a property differently than most people do. Where someone else sees a problem, I'm usually already pricing the fix — and I know the difference between a place that needs work and a place that has something actually wrong with it. That's why we can look at properties other buyers walk away from.

I also manage what we own. Not a management company — me. So when I ask what your occupancy has really been doing, or what your cleaner costs you, it isn't diligence theatre. It's the job I'm about to inherit.

I'm relentlessly organised, I like solving problems more than almost anything, and I'll own up to being a workaholic — though it has never once felt like work. I live in rural Pennsylvania with a full complement of dogs, cats, chickens and goats. I travel when I can, and I'm perfectly happy never leaving the farm.

Jami is a Pennsylvania real estate attorney and a licensed broker, and she has been investing on her own account for years. What that means in practice: the person on the other side of your purchase agreement reads contracts for a living.

She's direct. If something doesn't work she'll tell you, and she'll tell you why. She also hosts Smart Girl's Guide to Real Estate.

She lives on a farm in rural Pennsylvania with cows, travels every chance she gets, and is every bit the workaholic Jen is.

Why it works

Jami is the visionary. Jen is the executor.

Most partnerships are two people doing the same job twice. Ours isn't. Jami sees where a property could go and how the deal has to be built to get there — the legal side, the structure, the terms. Jen makes it actually happen — the building, the renovation, the running of it.

Neither of us is checking the other's homework, because we aren't doing the same work. That's the whole reason it works, and it's why we can move quickly on a deal without anything falling through the cracks.

So — what brings you here?

I'd like to stay

Partner with us — with a seat at the table.

We find short-term rentals worth more than they're currently earning, buy them creatively, and run them ourselves. On some of those deals there's room for a partner. Not a silent one.

What partnering means

You're a partner, not an investor.

The way we've built this so far is deal by deal — joint-venturing individual properties with people who want to be in the business rather than on a distribution list. If you'd rather be in the room while the decision is being made, that's the kind of partner we're talking to.

In on the deal before it's a deal

You see the property, the real numbers, and what we think it's worth — while there's still a decision to make.

A say in the terms

What we pay, how it's structured, what the seller carries, what we're prepared to walk away from.

You see what we see

The same underwriting, the same operating numbers, on the same schedule. Not a quarterly summary.

A voice in the exit

Refinance, hold, or sell — that's a conversation, not an announcement.

Who this isn't for: if you want to write a check and never think about it again, we're genuinely not the right people. There are plenty of places to put money passively. This isn't one of them.

What we're good at

Specific, rather than impressive.

  • Buying below what the numbers support. We underwrite on real trailing revenue and real expenses. If the seller's figures leave out insurance, management or reserves — and they very often do — we find it before we bid, not after.
  • Operating, not outsourcing. We manage our own properties. That's why our expense ratios look the way they do, and why we can tell within a week whether a place is being run badly or is simply in the wrong market.
  • Structuring the purchase. Seller financing, carry, assumptions, partial rollovers. How a deal is bought decides its returns as much as what's paid for it.
  • Sixteen years of owning the things we talk about. The partners have held real estate since 2009 — 28 properties across 10 states, over $24 million — through more than one market. That's a different education from a spreadsheet.

Let's talk

Tell us what you're looking for.

And how involved you want to be. We'll be straight with you about what we're working on and what we're not.
